One of the most common questions we get is: “Does the NDIS pay for my rent?” It is important to understand the distinction between housing support and living expenses.
The NDIS funds the support you need to find and manage a home. This falls under the Capacity Building budget, specifically the “Accommodation and Tenancy Assistance” line item. This covers the cost of our staff helping you apply for rentals, inspect properties, and manage your lease.

If you are eligible for Specialist Disability Accommodation (SDA), the NDIS contributes to the cost of the physical building. In some cases, if you are in SDA, you may pay a “Reasonable Rent Contribution” (usually 25% of your Disability Support Pension + Rent Assistance), and the NDIS covers the rest of the accommodation cost.

No. SDA (Specialist Disability Accommodation) refers to the physical house for people with high needs. SIL (Supported Independent Living) is the paid support workers living with you. Accommodation & Tenancy Assistance is specifically about the process of finding and keeping a rental property in the private or social market.
