Does the NDIS Pay Rent? Understanding Your Funding
One of the most common questions we get is: “Does the NDIS pay for my rent?” It is important to understand the distinction between housing support and living expenses.
What NDIS Pays For
The NDIS funds the support you need to find and manage a home. This falls under the Capacity Building budget, specifically the “Accommodation and Tenancy Assistance” line item. This covers the cost of our staff helping you apply for rentals, inspect properties, and manage your lease.
What You Pay For
Generally, the NDIS does not pay for everyday living costs, such as:
- Rental bond
- Weekly rent payments
- Electricity, gas, and internet bills
- Groceries
Exceptions (SDA & RRC)
If you are eligible for Specialist Disability Accommodation (SDA), the NDIS contributes to the cost of the physical building. In some cases, if you are in SDA, you may pay a “Reasonable Rent Contribution” (usually 25% of your Disability Support Pension + Rent Assistance), and the NDIS covers the rest of the accommodation cost.

Can NDIS rental assistance help if I am being evicted?
Yes. If your current tenancy is at risk due to your disability (e.g., behavioral issues, difficulty maintaining the property, or arrears), we can intervene. We work with you and the landlord to implement a plan to save your tenancy or help you transition smoothly to a new home using disability tenancy support.
Do I need a specific budget in my plan for this?
Yes, this service is usually funded under Capacity Building: Improved Living Arrangements (Support Category 8). Look for “Accommodation and Tenancy Assistance” in your plan. If you don’t have it, we can help you request a plan review.
Is this the same as SIL or SDA?
No. SDA (Specialist Disability Accommodation) refers to the physical house for people with high needs. SIL (Supported Independent Living) is the paid support workers living with you. Accommodation & Tenancy Assistance is specifically about the process of finding and keeping a rental property in the private or social market.
Can you help me apply for social housing?
Absolutely. We can assist you in completing applications for Queensland Housing or community housing providers in the Gold Coast and Brisbane region, ensuring all your medical and disability evidence is attached correctly.
Do you provide the rental property yourself?
Auswide Care is a service provider, not a real estate agent. However, we do have partnerships and connections to help you apply to landlords.
