SDA refers to the “bricks and mortar”—the physical building itself. These SDA houses are designed with specialist features like wide doorways, ceiling hoists, and robust materials to make daily life easier and safer.

Not all SDA homes are the same. We assist participants in finding properties across all four NDIS design categories.
High Physical Support SDA: Homes designed for people with significant physical impairments. Features include ceiling hoists, backup power supplies, and home automation (smart doors/lights).
Fully Accessible: Properties designed for people with significant physical limitations, featuring complete wheelchair accessibility in bathrooms, kitchens, and entryways.
Robust Housing: Built with resilient materials to reduce the risk of damage and ensure safety for you and your support workers.
Improved Liveability: Homes designed for people with sensory, intellectual, or cognitive impairments, featuring easy-to-see navigation and durable finishes.
Vacancy Matching: We work with NDIS SDA providers to find vacancies that match your specific funding and location preferences.
SDA & SIL Combo: We can package your housing (SDA) with our Supported Independent Living (SIL) team to provide the 24/7 care you need inside the home.

Finding the right specialist home can be complex. We make the process simple, transparent, and person-centred.
SDA funding is separate from your other NDIS supports. It is paid directly to the SDA provider to cover the cost of the building.
SDA is for participants with “extreme functional impairment” or “very high support needs.” Only a small percentage of NDIS participants are eligible for this funding.
Even though the NDIS pays for the building, you will still need to pay rent. This is called the “Reasonable Rent Contribution,” which is usually 25% of your Disability Support Pension plus 100% of your Commonwealth Rent Assistance.
We strictly follow the NDIS Pricing Arrangements . We ensure that the rent and board charged are fair and compliant with NDIS guidelines.

SDA is the house (the building). Supported Independent Living (SIL) is the support (the people/carers). You might have funding for both, but they are paid separately.
Yes, in many cases, you can live with a partner or children in an SDA home. However, your family members will not be funded by the NDIS; they may need to pay rent to the housing provider.
Yes. Just like a normal rental, you are usually responsible for your own utilities (electricity, internet, water usage) and groceries.
